How it works
- It works out the proposed increase as a percentage of the current annual rent.
- It records how many days before renewal the notice arrived, so you can compare it with the notice the landlord was required to give.
- For Dubai it points you to the Dubai Land Department’s rental index calculator. For other emirates it points you to the rental authority or municipality for that emirate.
- It does not tell you the maximum permitted increase. Only the official calculator does that for a specific property.
The formula
Increase (%) = (proposed annual rent − current annual rent) ÷ current annual rent × 100
Worked example: Current rent AED 80,000 and proposed rent AED 88,000: (88,000 − 80,000) ÷ 80,000 × 100 = a 10.0% proposed increase to check against the official calculator.

Can my landlord increase the rent by any amount they choose?
No. Permitted increases in Dubai are governed by the rent index, and the landlord must give the required notice before the renewal date. The Dubai Land Department publishes an official rental increase calculator that shows the maximum permitted increase for a specific property.
What does it cost to file a rental dispute at the RDC?
The RDC filing fee in Dubai is generally 3.5% of the annual rent, subject to minimum and maximum limits set by the centre. Most first-instance matters are decided within a few weeks to a few months, though complex cases take longer.
